Demos like P.T. don't have licenses and thusly aren't associated with your PSN account when you download them. Even so a delisted title can be made unavailable even if you paid for it in theory (ToS) same is true on pretty much all services.

Ok with that out of the way. If you have the game on PS4 installed you should be able to transfer your games to a PS5 via external media including your PS4 external HDD (USB HDD).

The disc drive is very low.
The PSU is at the base of the system.
The heatsink is located above and behind the PSU.
Motherboard and M.2 slot are also situated low in the system.
The fan is at the top where most of the empty space and plastic outer structure is.
This isn't likely too top heavy and PS5 is over a kg lighter than the first commercially available PS3s.

Yes the fan will still likely make some noise. But given it's huge size and that of the heat sink it will likely be a very very quiet noise.

Awsome motion blur at 30FPS is just more familiar to my eye. 60FPS is great on PC, but I think lower FPS only looks jarring because PC monitors have ultrafast refresh and gray-to-gray, speeds but on PC I really want 60 and on console (attached to a tv) I never have a problem with 30 and the difference between 30 and 60 is insignificant to my eye.
Hope this gets a PS5 patch well worth playing on PS4 and upgrading on PS5 for NG+. I'll still play it again on PS5 (even though PS4 saves transfer to PS5).

Did you forget that these consoles have ultrafast IO with PS5's being even faster than XS? That RAM can be unloaded faster and 4x res boost isn't going to hog 4x the RAM either. How much RAM is available to the game... I can't remember if this was discussed on the PS5 side during "The Road To PS5" brief, but I'm fairly sure these details haven't been disclosed for XS either.
