Killzone 2's physics are not on par with the new Red Faction. Have you even bothered to watch the Destruction trailers for RF: G?
Heavy Rain has small environments and static set pieces that trigger push-button sequences that are all scripted to death. I'm not too sure it will be nearly as epic as Killzone 2.
Oh, and no other game in existence has a lighting engine as capable as Killzone 2. It b|tchslaps anything you've ever seen, in that regard. Lighting is very important, because lighting dictates how we see and perceive things in-game.
I'll take lighting and animation and effects over incred...
It's all art direction. That determines whether a chosen color palette looks good in a particular game or not.
Don't get me wrong, I am going to drool over Killzone 2, but destructibility is not this game's strength (even though the limited amount that is there looks good....it's not functional or game-affecting at all).
If you want a game where that is the main course served on the table, then you'll be wanting to look forward to Red Faction: Guerrilla.
Gears of War raises the bar for nothing except itself and maybe third person shooter games. It does absolutely NOTHING for any sort of "simulation" genre. Not one bit at all.

Being scared in a game and being scared by a movie are two different things.
In a game, you have control over yourself and your character; in a film you have no control over what is happening, so tension is easier to build.
A game designer has to compensate for the player's survival instinct with many different game elements just so the game can remain at least a little scary.
They have to stick in some elements that are out of your control to truly make...
