While you're totally right there is hardly any true 4K media on the market yet. Most of the stuff is just upscaled sub-UHD content so it's debatable if it's worth it having a UHD drive at all.
PS4Pro was mainly made to accompany PSVR so there is a lot of sense in getting it, especially when you're interested in buying PSVR. Which one you buy first is up to you. I hardly doubt you're going to hold off for another 3 years, especially with everybody else upgrading and Scorpio next year.

The reality is Vgchartz are generally pretty accurate with their estimates.

The moment I realised it wasn't 2K Czech anymore who developed it and they made a brutal soldier shooter out of it, I realised something was wrong.
If you only played a third of the game yet how can you objectively judge even?!
I somehow feels it's the best game for watching a let's play..so I can forward the repetitive missions if I get bored.
If a game excels at certain areas but fails at others it's debatable if it's overrated. I say it isn't. It just depends if you can overlook weak and repetitive gameplay for a good story.
I think it's a great decision...why should everyone pay for something only 10 % are going to use ever?! If you're really a movie lover or video-/audiophile person you can always invest in a dedicated player...or X1S for that matter.
